Satisfaction of Judgments and Liens

Once a party has fulfilled the judgment that was made against him/her in a court action, the party who won is required to file paperwork with the court to finalize the action. Generally the creditor will complete the form and send it to the debtor and the debtor will file and pay the fee to satisfy the judgment or lien.  The packet below also covers options available to debtors (persons who owe the money or property) who have had their debts discharged in bankruptcy court.

Satisfaction forms are available in the Clerk of Court's office of the Courthouse, or can be accessed below.

Satisfaction of Judgment/Lien: A Satisfaction of Judgment/Lien is a document signed by the judgment creditor/lienholder indicating that the judgment has been paid in full or in part. If paid in full the property lien will be released.

Order for Satisfaction of Judgment Due to Bankruptcy: A document signed by the Judge to order the satisfaction of judgment(s) due to discharge in bankruptcy.

Instructions for Filing a Satisfaction of Judgment/Lien

Obtain a blank Satisfaction of Judgment form - one form for each judgment if more than one. The Satisfaction of Judgment form must be completed by the creditor or lien holder. 

The completed original Satisfaction of Judgment form must be filed with the Clerk of Circuit Court at the Waukesha County Courthouse for the Clerk's office to satisfy the judgment/lien.

The Satisfaction of Judgment or Lien may either be filed in person at the Waukesha County Courthouse or by mail by sending the satisfaction form(s) and satisfaction fee(s) to:

You may file a Satisfaction of Judgment or Lien on an eFiled case for which you are an electronic party as follows:

  1. Go to the "My cases" portal
  2. Select the applicable case
  3. Select the "Satisfy Judgment" link from the "Actions" menu to initiate the satisfaction process

A separate fee must accompany each satisfaction

If your judgment or lien is appearing on a credit bureau list and you know that the judgment or lien has already been satisfied and filed with the Clerk's office, you may either obtain a certified copy of the satisfaction from the Clerk's office, or the Clerk's office can print a Certificate of Satisfaction of Judgment for you. A fee will be charged.

Instructions for Filing a Satisfaction of Judgment due to Bankruptcy

If your judgment has been discharged through the bankruptcy court, you will need to file an Application for Order of Satisfaction of Judgment due to Discharge in Bankruptcy and complete the following steps for each individual judgment you wish to satisfy:

Read the following instructions and the application thoroughly.

  1. Complete CV-900 - Application for Order of Satisfaction of Judgment(s) Due to Discharge in Bankruptcy in its entirety.            
  2. Complete the top portion of CV-901 - Order of Satisfaction Due to Bankruptcy including party names and case number.
  3. Attach a copy of the “Discharge of Debtor” or “Order for Discharge” from the bankruptcy court to the application.
  4. Attach a copy of the Schedule of Debts showing the judgment you are seeking to satisfy to the application.
  5. Make two (2) complete copies of the application with the attachments. One is to be mailed to the creditor and you should retain the other for your file.
  6. Mail a complete copy of the application with the attachments to the creditor listed on the application.
  7. Complete CV-902 - Affidavit of Mailing – Bankruptcy.  NOTE: The paperwork must be mailed prior to filing the affidavit of mailing.
  8. File the original application and affidavit of mailing with the Clerk of Courts at the Waukesha County Courthouse or mail your application, affidavit, and payment to the Clerk of Court, P.O. Box 1627, Waukesha, WI 53187.  NOTE: IF you want a copy of your order returned to you after the Court has processed your paperwork, you MUST supply an extra copy of the application to be returned with a self-addressed stamped envelope with your filing.
  9. Include your payment with each application. Make your check payable to the Clerk of Circuit Court.
